AnnandaleStreets built out 1940 to the early 1960sCall (703) 569-2570

Annandale was built out between 1940 and the early 1960s. The shade trees planted with those houses are now 65 to 85 years old, over roofs and cul-de-sacs laid out when each was a sapling. On September 3, 2026 a tree came down on Friar Tuck Court and crushed at least three parked cars. That is why an Annandale estimate starts with the age of the street, not the shape of the tree.

The G&V Fall-Radius WalkFour steps, done at your house before there is a price

1. Date the street. The year your block went up is the first clue to how old, and how heavy, the canopy over it has become.

2. Pace out the drop zone. We stand where a failing stem would land: the driveway, the fence line, the neighbour’s roof, the cars parked in the cul-de-sac.

3. Look for a stream. If Holmes Run, Turkeycock Run or an Accotink tributary lies behind the fence, the RPA Viewer gets checked before any cut is planned.

4. Price it at the house. The estimate costs nothing and is worked out on site, after the first three steps rather than before them.

From Annandale Acres in 1940 to Ravensworth-Bristow in 1960, Your Trees Grew Up With the House

Annandale Acres was carved out of farmland in 1940 and sold in one-acre lots. Columbia Pines was new in 1948. Broyhill Crest broke ground in 1951, finishing in 1954. Sleepy Hollow Woods went up between 1959 and 1961, and most of Ravensworth-Bristow’s 710 homes in 1959 and 1960. Apartment and townhouse infill came later: The Parliaments in 1968, the Indian Run townhouses in 1977.

Read those as planting dates. A tulip poplar set behind a Broyhill Crest split-level in 1953 now has a crown wider than the lot the tree stands in. The county’s 2017 i-Tree survey puts American beech and red maple each at 9.7 percent of its trees, tulip tree at 6.3 percent, the species over Annandale’s post-war streets, all at full size. A tree this size fails at the union, not the roots, and a co-dominant stem splitting since the Eisenhower administration is invisible from the ground.

That’s the point where a co-dominant split stops being a pruning call and becomes a removal call. A stem that has been failing quietly since the 1950s does not get safer with age, and once the crack runs into the trunk, the only fix is tree removal planned around the driveway, the fence line and whichever neighbour’s roof sits inside the drop zone.

Why the Trees Along Little River Turnpike Fail Differently Than the Ones Behind Your House

Annandale’s commercial core is not a strip. The Commercial Revitalization District covers 194.87 acres at the junction of two colonial-era turnpikes: Columbia Pike (1808) and Little River Turnpike (1806), with over two million square feet of commercial space, inside a 200-acre Community Business Center.

A tree inside that footprint lives in a parking island or median. Its roots sit under asphalt, its soil is compacted by traffic, and the tree takes reflected heat off pavement all summer. The county lists compacted soils, restricted root space and heat island effects as causes of oak decline. A red oak in a Little River Turnpike parking lot and the same species in a Sleepy Hollow Woods back yard are not the same tree and do not get the same care plan. We work the corridor as commercial work, staged around trading hours and parking, with drop zones planned around occupied spaces rather than open lawn.

Oak Decline: Fairfax County Says There Is No Cure, and Warns About Anyone Who Claims One

Oak decline affects red, white, chestnut and black oak across Fairfax County: dieback moving down from the canopy, epicormic sprouting, a crown thinning each season. It is not a single pathogen. The county lists age, drought, compacted soils, restricted root space, heat, construction damage and spongy moth as combined causes, and states plainly there is no cure, cautioning against treatments that promise to reverse it.

So be careful who you hire. A contractor quoting an injection that will bring a declining oak back is selling something the county has warned about. What helps is unglamorous: weekly watering on low during dry spells, mulch up to three inches deep out to the branch tips, structural pruning, no fresh trunk or root damage. Our job is to buy you safe years and say when they have run out.

Bacterial leaf scorch gets mistaken for it. Caused by Xylella fastidiosa, it is described by Virginia Cooperative Extension as often lethal on red-oak-group oaks, elm and sycamore, marked by a scorched leaf margin with a yellow band between brown and green. No cure there either, and the management differs.

Northern Virginia Has Been Under a Drought Warning Since January

The Virginia DEQ drought warning for Northern Virginia has been in place since January 2026, and the U.S. Drought Monitor listed the county as abnormally dry on September 1, 2026. Drought sits on the county’s oak decline cause list, it is what makes leaf scorch worse, and it compounds the emerald ash borer problem: roughly 1.67 million county ash trees are at risk.

Holmes Run, Turkeycock Run and Accotink Creek Put Parts of Annandale Under a 100-Foot Rule

Annandale sits on a watershed divide, and that matters legally. North, centre and east drain into the 42-square-mile Cameron Run watershed: Holmes Run along the Broyhill Crest and Sleepy Hollow Woods edges, Turkeycock Run through Mason District Park, Indian Run through Poe Terrace Park, Backlick Run east, the same watershed that continues on into tree service in Franconia, so the RPA rules below apply on that side of the line too. The west drains into the 51-square-mile Accotink Creek watershed, via Accotink Creek through Wakefield Park and Long Branch at Wakefield Chapel Road.

Under Chapter 118, the county’s Chesapeake Bay Preservation Ordinance, land within 100 feet of a perennial-flow water body, wetland or major floodplain is a Resource Protection Area. Inside an RPA, no land disturbance or vegetation removal is allowed without prior approval, expressly including dead and diseased trees. Removal is permitted under an RPA waiver through the county’s PLUS system, which generally requires replacement planting of equivalent water-quality benefit. Clear-cutting and clearing to create lawn are prohibited, and an amendment effective October 9, 2024 protects mature trees.

Outside an RPA the picture reverses, and many Annandale homeowners have it backwards: no Virginia law stops you removing individual trees on your own property. Land disturbance of 2,500 square feet or more does need an approved plan first. If you are unsure whether your back fence sits inside an RPA, check the county’s Watersheds and Resource Protection Areas Viewer before anyone cuts. The Forest Conservation Branch is 703-222-0801.

What the Storm on Friar Tuck Court Left Behind

The overnight storm of September 3-4, 2026 brought gusts above 60 mph across the county and left 16,464 Dominion customers without power. In Annandale a large tree came down on Friar Tuck Court and crushed at least three vehicles; crews were still clearing a tree from Sabra Lane at Wildflower Lane that morning. Not an outlier: May 16, 2025 gusts reached 80 mph and two people were killed by falling trees here. Cul-de-sac streets concentrate the risk: the parking clusters under the oldest canopy on the block. Treat a downed line as live: call 911 if there is danger, otherwise Dominion at 1-866-366-4357. Our storm damage cleanup crews run through Annandale after events like this, clearing driveways and roof lines first.

A big old crown over the parking spaces? Have it looked at between storms, while the cars underneath are still in one piece.

The Annandale Neighborhoods and Streets We Work

We work throughout the Annandale CDP, almost entirely Mason District with a small southwestern portion in Braddock: Annandale Acres, Broyhill Crest, Columbia Pines, Sleepy Hollow Woods, Ravensworth-Bristow, Lafayette Village off Hummer Road, Wedgewood, The Parliaments, the Indian Run townhouses, Edsall Park, Wynfield and Bristow Village, plus Gallows Road, Annandale Road, Heritage Drive near Ossian Hall Park, and the blocks backing onto Wakefield Park.

Annandale’s edges blur into the areas next door rather than stopping at a line on a map. Holmes Run forms the boundary shared with tree service in Falls Church to the northeast, the Gallows Road corridor runs on into tree service in Merrifield, and the small Braddock District pocket in the southwest borders tree service in Burke. Crews working these edges see the same species mix and the same watershed rules on both sides of the boundary.

Most of what a tree service does on these streets is a short list: tree removal when a stem has failed, tree trimming to take weight off a roofline, stump grinding once the tree is down, and the tree care service that keeps the rest of a yard standing. Our team quotes tree removal the same way: the team walks the drop zone at your home first. On a 1950s lot with a house, a fence and a neighbour inside the fall radius, safety is a geometry problem, which is why these tree services are quoted at the property, not from a photo.

Questions From Annandale Property Owners

Do I need a permit to remove a tree in my own Annandale yard?
Usually not. The county states that in general no Virginia law prohibits removing individual trees on your own property. The exception is a Resource Protection Area, where even a dead tree needs approval for removal.

How do I know if my property is inside an RPA?
Check the county’s Watersheds and Resource Protection Areas Viewer. The trigger stream might be Holmes Run, Turkeycock Run, Indian Run or Backlick Run on the Cameron Run side, or Accotink Creek or Long Branch to the west.

My neighbour’s oak is leaning toward my house. Will the county make them remove it?
No. The county has stated it has no legal authority to require removal of a hazardous tree on private property unless it threatens the public at large; between two owners it is a civil matter. What helps is an arborist assessment, a written report from an ISA, TCIA or ASCA credentialed arborist documenting the defect.

Is a dead ash more urgent than another dead tree?
Yes. The county warns that ash affected by emerald ash borer may fail faster and more randomly than other trees, because the wood turns brittle. A dead ash tree over a driveway needs removal, not deferral.

Do you handle commercial properties in the Annandale business district?
Yes. The Commercial Revitalization District covers 194.87 acres with over two million square feet of commercial space, on compacted, root-restricted soil.

G&V just left our house and because the experience was so good, I was compelled to write a review right away. I am absolutely satisfied with their work! The front of our home was a mess with a ton of weeds and overgrown plants. As a result, I searched Yelp and found G&V Tree and Landscaping Services. I was especially impressed with the great reviews. From the 1st call for the estimate through today, every communication was professional and helpful. We ended up getting the front redone. By the time I got home I was amazed with how everything looked. I thought I was at a different house! Furthermore, the two gentleman who did the work which included a tree trim, weeding, and redone front, really could not have been nicer. I could really tell they took a lot of pride in their work. I cannot recommend G & V enough!

A note to Mario and his staff for his professionalism and timeliness with tree service at our outdoor storage facility. We have a number of trees along the back fence line that consequently require maintenance and can be tricky to access. We have used G&V for several tree removal and trimming projects in this area so far. They respond to our requests quickly and most of all complete the work on time and with clean-up included. In addition, they also have online bill pay, which is nice. Highly recommend!

    Amanda H. -from Yelp

I contacted G&V on the morning because of an impending storm. I need them for emergency removal of a dead tree that as a result, would have caused severe damage to my home. Mario and his crew not only arrived within the hour, they worked into the beginnings of the storm itself to assure my home was safe. Therefore G&V has my highest recommendation for exceptional customer service, fair pricing, and quality of work. A 5-star rating is not high enough for G&V.

    Pedro -from Facebook

I cannot say enough positive things about G&V Tree and Landscaping Services. They got back to me right away and scheduled to come out within a day to give a quote. The quote was beyond reasonable for the work and they were able to come out and do it in just four days. Their team arrived on time and was so courteous and thorough. They trimmed four trees in my backyard that were very overgrown and cleaned everything up afterwards. I will definitely be using them again and recommend them to friends.
